CONGRATULATIONS!

Great job to Villages at Back Creek for winning a $25,000 City of Charlotte Neighborhood Matching Grant! These funds were used for tree removal to assist with critical water leak issues.

UPDATED PARKING POLICY

 The new parking policy has been implemented and is currently in effect. Vehicles that are not in compliance with this policy may be subject to towing. Please click here to review the policy. 


Water Leak Log

During the annual meeting residents asked to see a log of water leak repairs. This link will be updated monthly with new repairs.  - Water Leak Log Link


Return Trash Carts & Bins ASAP

Trash carts and recycling bins need to be returned to the side or back of homes by Monday night after trash collection. Carts and bins should not be kept in common areas or in the front of homes.

Review this maintenance chart to determine if your home's maintenance needs are the HOA's responsibility or the homeowner's responsibility. 


Water Leaks

If you see any water leaks report them immediately to danielle.rudisill@amgworld.com. We need everyone's help to stay on top of all water leak and not raise the community water bill. 


Insurance Reminder

During the January 2024 community meeting there were questions regarding the updates to exterior insurance for the townhomes that began on November 1, 2022. Please  scroll down to view  "INSURANCE CHANGE NOTICE." Note that it is important to add "loss assessment insurance"  to your interior homeowner's policy to reduce your financial burden in the event a claim needed to be submitted for your home.

REMINDERS


Snakes. Be aware of snakes. Many have been found in the community since the temperatures have warmed up. 


Termites. Check for termites in your home. There have been increased activity in the community. 


Landscaping at single family homes. Cut your grass regularly.

Garbage Carts. Carts belong behind or beside your homes. Do NOT place on porches, store in front of homes or keep on the curbs


Dog Poop. Villages at Back Creek does NOT have a dog poop cleaning services. The poop does not just disappear nor does it decompose. All dog owners must pick up after your pets. Please use the provided dog waste stations around the community or your own trash carts. 


Trash, Yard Waste & Recycling

 If live in a single-family home your trash is collected by the City of Charlotte. If you live in a townhome your trash is collected by K&S Sanitation. 


All trash and recycling should be on the curb by Monday 6:00 a.m. Please have carts and bins off the curb and behind or beside your homes by Tuesday 11:00 a.m.

Villages at Back Creek Parking Regulations updated 2025

TOWING WILL BE ENFORCED

 The Board of Directors for the Villages at Back Creek has adopted an updated version of the Parking Regulations, effective immediately for the 2025 calendar year. This update follows an extensive review of community parking concerns, including limited space availability, improper use of visitor areas, and the storage of inoperable or commercial vehicles within the neighborhood.


Over the past year, the Association has received an increasing number of complaints and reports of vehicles parked in restricted areas, guests occupying assigned spaces, and oversized or commercial vehicles remaining on-site for extended periods. These issues have created safety concerns, limited access for emergency vehicles, and contributed to the overall strain on available parking resources.


In response, the Board—after consultation with management and legal counsel—has implemented a revised set of parking regulations to better protect the community, preserve property values, and ensure consistent enforcement. The new regulations clarify what types of vehicles are permitted, where residents and guests may park, and how violations will be addressed.


Residents are strongly encouraged to read the complete and official policy outlined below in full. These regulations are binding for all homeowners, tenants, and guests. Compliance will be strictly enforced by the Association, and vehicles in violation may be towed at the owner’s expense without prior notice.


Villages at Back Creek Parking Regulations – Updated 2025


Types of Vehicle Allowed on Property: No vehicles other than private passenger vehicles shall be parked on the property. Boats, boat trailers, campers, recreational vehicles, travel trailers, are prohibited from being parked on the property. Vehicles are defined as any motor vehicle that must be registered with the DMV.


Non-Garage Homes Parking: Resident in non-garage homes will be assigned two parking spaces with their unit number clearly marked. Non-garage home owners shall be responsible for finding parking for any guests, but under no circumstances may a guest park in any parking spot assigned to another unit/home, or in any prohibited parking area listed below.


Garage Homes Parking: Residents in garage homes are required to park in their garage and/or driveway. Garage home owners shall be responsible for finding parking for any guests, but under no circumstances may a guest park in any parking spot assigned to another unit/home, or in any prohibited parking area listed below.


Visitor Parking: Visitor parking is defined as unassigned marked spaces within the community. Visitor parking includes the pool parking lot, unassigned spaces within the townhome parking lots and the marked parallel spaces within the community. Visitor Parking is first come, first served and must abide by the operability regulations.


Prohibited Areas for Vehicles: No vehicle may be driven or parked on any area not specifically designated for parking; the prohibited parking areas include any unpaved portion of the common area, the front yard of a lot, or the side yard of a lot, any landscaped area, or any sidewalk. Vehicles are not to be parked on the property outside a designated marked parking space, garage, or driveways. No vehicle may be parked in the street along the private roadways (i.e. the alleys behind the townhomes) within the community, fire lanes and yellow curbed areas.


Commercial Vehicles: Commercial vehicles are prohibited from overnight parking in VBC. A vehicle is considered a Commercial vehicle if any if the following items applies:


a. The vehicle exceeds a gross weight of 13,000 pounds or those less than 13,000 pounds but with a height of more than 9’ including installed accessories and/or a cargo area/work platform more than 9’5” in length.


b. The vehicle exceeds the size able to safely park in a standard parking space.


c. The vehicle has a trailer attachment.


Any vehicle with signage that indicates a business or has commercial/business license plates.


Towing of Vehicles: Vehicles may be towed at the direction of the Association for any of the following reasons:


a. The vehicle is inoperable and is parked in a numbered space for more than 30 days.


b. The vehicle is inoperable and is parked in an unmarked space.


c. The vehicle is parked in a prohibited area as noted above.


d. The vehicle violates the permitted type of vehicles or commercial vehicle guidelines.


Owners/residents should immediately report any unauthorized parking directly to the Association.


Vehicles not compliance with these regulations will be towed at the Resident’s expense with no further notice. Vehicles will not be tagged, and Residents will not be notified prior to towing for violations of these Rules and Regulations. The signs indicating the contact information for the towing company are posted throughout the community and on our website.


Please note: These regulations will be enforced immediately upon receipt of this notice. Vehicles in violation of these standards may be removed without warning, and all costs associated with towing and storage will be the sole responsibility of the vehicle owner.


Your cooperation in adhering to these rules ensures fair and consistent parking for all residents, supports safety for emergency access, and preserves the visual quality of our community. Thank you for taking the time to review these updates and for doing your part to keep Villages at Back Creek a well-maintained and enjoyable place to live.
